This charming XVIIIth century farm is only 15 minutes from Orvieto. It is surrounded by 60 hectares of privacy in the stunning Valley of Civita, uniquely as untouched and breathtaking as in the famous Turner painting. A most romantic home filled with antiques and paintings in a restful paradise though offering all modern conveniences. The gardens surrounding the house are filled with roses; there are meadows and olive groves, oak woods and a brook running through the property offering many pleasant walks. On the ground floor there is a large kitchen and pantry, dining room, large living room with fireplace, study and a spare bedroom with a treadmill walker, full bathroom and a guest bath. Outside a comfortable covered porch for shade includes a dining table and patio furniture. Upstairs there a beautiful living room and four large rooms, each with en suites and superb views. The pool is built to resemble a large fountain (12.5m x 4m) and sits beautifully in the surrounding garden. This covered seating area is equipped with a stereo, shower and fridge. Though offering a rare secluded beauty the location is only 3km from the nearest village for all convenient shopping, post offices, and newspapers. The nearby lake of Bolsena offers beaches, boat rentals, and wind surfing. Thirty minutes by car there is an historical thermal spa offering the best treatments. Activities including horse riding are within 20 minutes and tennis courts can be reserved. Civita and the surrounding villages are well worth visiting and the summer season includes organized shows and festivals, one in the nearby roman amphitheatre for night fun . Restaurants near by offer a wide variety ranging from world renowned chef Vissani to quaint country pizzeria's to lake shore dining. The house and grounds are attended to by a caretaker and wife living on premises. A maid is on hand from 9 am to 1pm Monday through Saturday and can organize light lunches. • The farm has an ecological philosophy. Water is available both from the main municipal pipeline as well as from natural spring. The water from the spring is delicious.

Staff & Services

• A live in caretaker (speaks only Italian), housed in separate annex. He is responsible for pool and grounds six days per week
• Maid (speaks only Italian) service 4 hours per day, six days per week included. Her duties are to clear the breakfast dishes, clean the house, the bedrooms and bathrooms. She can also prepare a light lunch of pasta and salad (cost of food not included). Laundry services, such as ironing, are not included. Extra hours are available at ~€10 per hour.
• Bed linens are changed once a week; towels twice a week.
• A cook can be available on request and will be paid directly on site. Estimate cost of €50 per evening plus the cost of food. This includes cooking and clearing up. The cost of food is additional and varies according to the menu. If a cook is to be available all evenings it must be requested one month before arrival.
• An English speaking house-hostess will receive guests on their arrival and show them the house. Should there be any questions or inconvenience with the house she will be available and offer assistance.
• A welcome meal will be prepared for the first evening and essential items for the first breakfast, as well as a complimentary fruit basket and a bottle of wine will be waiting upon arrival.

• All services not included in rates are to be paid locally.

• The sea is 1.5 hours by car. There are plenty of beaches and the drive to and from the coast is beautiful.

Additional Information

• A 10% reduction will be applied to stays of two weeks or over.
• Many farms in the area produce wine and offer wine tasting and most have restaurants.
