This beautiful estate is nestled in the Umbrian hills stretching above Lake Trasimeno. The oldest part of the house dates from 1667; great care has been taken to maintain both the original character and many original features, while at the same time making sure that all the comforts expected from modern luxury accommodation are available.

The ground floor kitchen is equipped with a La Cornue Grand Chef cooker which ensures that whether you cook yourself or hire a chef, the results are amazing. The kitchen leads to a large open plan dining room and sitting area with a stone fire place. Also on the ground floor, with its separate entrance, is a studio apartment with a double bedroom, bathroom and sitting room (which could serve as sleeping quarters for a child). This ground floor studio apartment is suitable for guests using a wheelchair.

The first floor consists of another large sitting area with a fireplace, a floor-to-ceiling library and a TV corner. Here you will also find the master bedroom with a freestanding Victorian bathtub and a hidden shower room (through the library), another double bedroom with its own en-suite bathroom, as well as a further studio apartment with a double bedroom, bathroom and sitting area which can also serve as sleeping quarters for a child.

The cinema room is located in the cellar, along with a modern fireplace, a multi-purpose play area, a small spa area, as well as the wine cellar, which is well-stocked with high-end Italian and French wines.

A two-level former farmhouse provides additional accommodation in the form of a large double bedroom with open fire place, a small children's bedroom with bunk bed, a spacious bathroom as well as a large kitchen/dining/sitting area. The space provides ample room for a family with 2 or more children to sleep comfortably.

Finally, there is a further double bedroom and en-suite bathroom in a former barn whose original structure has been retained, to provide for romantic accommodation.

One of the many distinguishing features of this property is the large lawn space. Many mature trees and several pergolas provide shaded sitting areas which shelter from the midday summer heat. There are also shaded sitting areas around the pool which has an outdoor shower and a poolroom with a toilet. A natural water source as well as a small pond are also beautiful spots on the property to just sit and relax.

The former stables have been transformed into a multipurpose area with toys, books and tools which will entertain children and Peter Pans alike: table tennis, table football and trampoline are some of the activities that can be enjoyed here. For a more serene experience, the space can be transformed with some curtains into a yoga or meditation area. The stables also provide accommodation for the villa's housekeepers. This ensures that while you have your privacy, the housekeepers can be discreetly at hand if needed.
